CAFM – Integrated Tool for the Operational Phase of the Construction Life Cycle

Abstract
The article deals with the implementation of the CAFM (Computer-Aided Facility Management) software solution and its connection with BIM (Building Information Modeling) technology, while analyzing their joint contribution to effective building management and maintenance. CAFM systems allow real-time monitoring, management and analysis of technical equipment, energy consumption and maintenance planning. Their use brings benefits such as increased energy efficiency, optimization of space utilization, reduction of operating costs and streamlining of work processes by eliminating repetitive activities. Despite these benefits, the implementation of CAFM systems also involves several challenges - for example, the need for staff training, securing software licenses, updating BIM models or introducing reliable data backup. However, these initial demands bring long-term benefits in the form of better planning, management and maintenance of objects using modern digital tools. The main goal of the article is to raise awareness of the possibilities of digitalization in facility management and at the same time show a practical example of its implementation in a specific building. Implemented software solutions have an undeniable number of advantages, such as saving funds and increasing employee performance, which is due to the fact that employees do not have to perform routine work, which is mostly replaced by software solutions.
